  2. Registration
    Register yourself at www.elitagardenvista.com or visit our KMD's sales office at C304, 3rd Floor, Block C, City Center, Kolkata 700 064. Our dedicated sales personnel will be happy to provide you with registration forms in which you can state your preferred location, type and price of the apartment unit.

  3. Selection of Unit
    You will get preferential choice in the selection of units and this will be done on a first come first serve basis.

  4. Letter of Allotment
    Upon selection of the unit and clearance of booking fee cheque/DD of 1 lakh, a letter of allotment will be issued to you together with the receipt for the initial Rs1 lakh booking fee.

  5. Execution of Sale & Purchase Agreement
    Execution of the S&P Agreement must be done within 30 days from the allotment date and the 1st 15% less Rs1 lakh booking fee have to be paid.
    Thereafter, within 20 days after signing of S&P Agreement, the 2nd 15% plus other installment payments due as spelt out in the Payment Schedule E must be made.

  6. Application for Housing Loan

  7. Letter of Offer on Loan
    Upon approval of your housing loan, a sanction letter will be issued by the bank, of which required to be accepted and acknowledged by you quickly. Please be advised that you are to settle the difference between the purchase price and the housing loan within 30 days.

  8. Installment Payment
    Once the loan documents have been completed, the bank releases from the housing loan to pay the installment payment(s) according to Schedule of Payment annexed to the signed S&P Agreement.

  9. Handing Over of Possession
    Upon completion, we will send you a notice of handing over of possession of the unit. Handing over of possession is subject to payment of the full price and all outstanding dues as mentioned in S&P Agreement.

  10. Collection of Keys
    We will issue a release letter authorizing our KMD Customer Focus Unit (CFU) personnel to release the unit keys to you and to assist you taking over of the apartment and subsequent moving in.

  11. Defect Rectification
    All defects lodged throughout the twelve (12) months from the date of handing over of possession will be attended to by our CFU personnel. Any defects reported during this period not arising from your own actions will be rectified by our contractors.
